Overgrown Property To Pristine Rental Home

Tue, Oct 2, 2018

Dallas-Texas-Renovation-TurnkeyComing to you from the Dallas/Ft. Worth area, we have this week's Turnkey Transformation! We'll see how a lot of landscaping and a great rehab team are able to bring this property and it's curb appeal up to the Memphis Invest standards. Plus the backyard on this particular home needed a lot of elbow grease, check out the before and after pics to see how much this property can shine!

Memphis Invest has been buying and renovating properties in the DFW area for over 5 years, and we're extremely familiar with the area and the rehab process. In fact, we last month we closed on our 5,000 turnkey property! With this home, there was a lot of cleanup to be done not only on the inside, but especially outside, due to a lot of neglect and overgrowth. But this project just goes to show how a team and processes can get this place back into shape!

With the exterior of this home, for instance, there was lots of pressure washing, painting and replacing of wood siding, new fencing installed and removal of yard debris. Much of this yard debris includes things like non-working satellite dishes, shrubs, and a patio overflowing with furniture and other items.

From purchase to completion, this house took 107 days and $53,000 for renovation. Depending on the property, the work required and the teams needed, timelines and budgets can always vary. And of course there's always the 'unexpected', like inclement weather, additional permit requirements, prolonged city inspections and the list can go on and on! Luckily for us, we're able to handle it all because of our 15 years of experience and our highly trained teams in all 6 cities. We've done our research in these markets (Memphis, Dallas, Houston, Little Rock, Oklahoma City, and most recently, St. Louis), and know what to expect and how to get the job done right for our clients.

Being a turnkey investment company, most of our clients don't live in the market in which they're investing. The investor for this particular property is from Brooklyn, an area that has seen the largest population and real estate price increase of all the New York City boroughs. Luckily, turnkey investing is the answer to many investors' needs, since real estate investing in their 'own backyard' might be extremely competitive or expensive, or both! It's not uncommon for our clients to be from large, metro areas where affordable investment properties are hard to come by. That's why Memphis Invest exists! So that real estate investors from around the world can invest in trusted, growing markets that offer affordable real estate for investors, while providing quality rental properties to residents.
