What Investors Should Expect from a Turnkey Real Estate Provider

When there’s a barrier of experience and education, we often find ourselves feeling anxious and out of our element.

Here’s the good news: jumping into real estate investment doesn’t have to be overwhelming or difficult. For passive real estate investors, there’s great opportunity in turnkey real estate: if you’re dealing with the right provider.

That’s why we’re here to tell you about the Memphis Invest standard of service that we expect of ourselves and what you should expect not only from us but from any turnkey provider if you want to get the most out of turnkey real estate investment.

6 Things Every Turnkey Provider Should Give Their Clients

Transparency and Honesty

From any turnkey company, every client deserves transparency and honesty throughout the entire process. That means you leave knowing and understanding their process. You can ask questions and receive clear answers. There should be no mystery as to the system you’re buying into, who you’re working with, the properties you’re purchasing, or any of the hard numbers of any deals.

In real estate investment, knowing where your money is going is so vital. When working with a turnkey provider, the element of transparency and honesty is crucial. You should be able to trust your provider as a partner in your success.

Sometimes it takes more than one or two conversations to build that trust. It takes time to tell that a company is being totally transparent and honest. But you should be able to assess fairly quickly when a provider is being upfront with you.

I am amazed at the number of investors who comment on message boards about how impressed they are when a company is "too busy" to speak with them. It's frustrating to read an investor that they think a company must be a good company since they don't have time to speak with me becasue they are too busy selling their properties.

If a provider cannot spend time with you to answser your questions patiently and excitedly want to tell you their story, then how are they going to treat you when your property goes vacant or you have really major issue?  I can answer that for you.  They are going to be "too busy" to spend time with you.

Guidance

Most turnkey real estate investors are not real estate wizards nor should they be. They’re investing passively and not as a full-time job. They’re not pouring a whole lot of time into learning all of the ins-and-outs of the real estate market and investing. So naturally, there’s a lot that they don’t know, especially in the beginning.

If you’re looking to invest with a turnkey real estate provider, there’s likely a lot that you don’t know. You may need to help knowing not only how this whole thing works, but knowing where to go once you start. You need advice on things like risk management, financing, and scaling.

A good turnkey partner will help you with that and more. We believe that an excellent turnkey provider helps their clients manage their risk, protect their capital, and grow their wealth in the way that’s best for their individual situation.

They should help you plan your future as an investor by offering advice when you need it so you know when to make the best moves for your financial future.

Accessibility

One of the most important qualities in excellent customer service is accessibility. You should be able to reach your provider when you need them. For Memphis Invest, that means not only being available 7 days a week but that when our clients call, they’re talking to actual human beings on the other end of the line. For us, excellent customer service beings with being available and engaged.

Individual Attention and Commitment

Turnkey providers work with many different clients. They should treat you as though you are the only one. It’s not about treating you as though you are special only in the beginning when you need to be “charmed.”

We believe in valuing you as a long-term partner and pouring in that time into your career as an investor: nurturing it so that it grows and flourishes. If your provider is not giving you that, they’re not the provider you deserve!

Opportunity to Grow

Turnkey real estate providers want their clients to grow their portfolios. After all, it’s good for business. But is it in your best interest, too? A truly good provider will give you opportunities to grow that are right for you.

They help you navigate your opportunities so that you can find the right properties at the right times, handled by the right teams, and through the right financing. They don’t just want you to buy so that they can make a buck, but they want you to succeed and have the groundwork laid for success.

Even bigger, a great Turnkey company recognizes that many investors want to grow beyond their passive portfolios.  Turnkey real estate becomes a gateway to growing into the next stage.  Many of our investors have actively purchased and renovated homes after first buying a Turnkey property.  Thus, they developed into a broader definition of real estate investing after getting started with a passive, Turnkey portoflio.

The Best Chance for Success

Ultimately, an excellent turnkey real estate provider is about your success from the very beginning. You shouldn’t just expect it: you should demand it. They should be doing everything in their power to give you that best chance, from allowing you to leverage their expertise and being there when you need them to helping you navigate the process every step of the way.
