The Big Thing You Should Know Before Investing in Turnkey Real Estate

Fri, Oct 26, 2018

turnkeyrealestateinvestment-realestateportfolio-cashflow-passiveincomeWhen we think about the principles of finance, money management, and investing, I think most of us, on a basic level, understand that owning real estate is a good thing. It’s ingrained in us that we should own a home. The American Dream has lauded it for centuries.

While we’re turning more and more into a renter nation, that doesn’t mean that owning property has become unimportant. It’s just not as much about owning a personal home—it's all about investing in real estate.

Where stocks and other types of investments carry with them an intangibility that leads to high risk, (one day it’s there, one day it’s not) real estate is a tangible asset that can offer a security that other assets simply can’t.

But there’s more to success in buy and hold real estate investment than buying a property and renting it out. Where turnkey real estate investment is concerned, even, there is more to it than buying a property and watching the checks roll in.

Sometimes investors are ill-equipped to join the world of turnkey real estate investing because they haven’t been given the right tools to succeed. Here’s our advice on how to truly excel as a turnkey real estate investor, from a family-owned company who, in our fifteen years and counting, has just about seen it all.

If you know nothing about turnkey real estate before you jump in, know this!

2 Keys to Success in Turnkey Real Estate Investment

Focus on building and diversifying your real estate portfolio.

One of the things we tell people interested in investing with us upfront is that we are not a real estate broker. We’re not here to simply sell property to people, we’re here to help you build a long-term portfolio so that you can build meaningful wealth with your investment cash flow.

You can only do this if you prioritize building up your portfolio with the acquisition of properties. We always recommend at least five properties and hope our investors will aim even higher to build their wealth.

In turnkey real estate investment, more properties means:

  • More cash flow. You are able to earn more income, which can, in turn, be used to further scale your investments, cover any costs without using personal funds, and achieve personal financial goals.

  • Hedging against risk. When you have more properties and a diversified portfolio across multiple markets, you bar yourself against a great many risks. If there is a vacancy, you have supplemental income from your other properties to cover the costs. If the real estate cycle in one market isn’t in your favor, a good cycle in another market can help balance things out.

Zero in on steady, stable investment opportunities.

You will find a lot of talk in the real estate investment world about exponential growth and how to scale as quickly as humanly possible. There is this method and that method that will talk about how to flip fast and acquire properties faster than the speed of light until you have 20 rehabs going on at once.

While this may work out for some investors, it doesn’t work out for the majority of them. Bank lending gets tougher, the risks increase, and ultimately, the break-neck speed that some people want to take real estate investing isn’t always wisest or sustainable.

Turnkey real estate investment, by contrast, focuses on building up a curated portfolio of properties from highly targeted markets. They’ve been hand-picked and analyzed so that investors can know that they will be a reliable asset in their portfolio for years to come.

While scaling is critical for success and you do want to scale regularly, you have to decide what pace is right for you, your finances, and your comfort level as an investor. What matters more is that the opportunities you pursue offer you long-term, steady cash flow opportunities.

But where do you start in turnkey real estate investment?
