The seasons play a huge role in ebb and flow of the real estate market. It varies depending on where you are in the country, but it’s still true wherever you go: the seasons mean business.

For the most part, we see that spring and summer are the busiest times for the real estate market, with a flurry of activity as buyers buy and sellers sell.

That said, fall and winter are far from dead months, and come with their own pros. Winter sellers usually mean business: they’re usually motivated, and investors can take advantage of a lack of competition.

But we’re here to talk about summertime...

New investors have a lot on their shoulders—a mixture of hopes and dreams for a bright financial future with some anxieties that it might not work out quite like they’ve built it up in their minds.

When it comes to real estate investment, we never really stop having some of these thoughts.

Some real estate investors find themselves feeling nervous at the idea of buying a piece of property that they’ve never seen before.  The Clothier family had to get over this same fear in the early 2000's when several family members were building portfolios sight unseen.  

Kent Clothier, Sr. the CEO of Memphis Invest was the out-of-town real estate investors' early advocate by recognizing the risks investors would have and building a team and systems to address those risks.  Investors' minds after-all and the horror stories of buying out-of-state were the biggest hurdle to work at over-coming.

Let’s do a quick self-evaluation. On a scale of one to ten, how good do you consider yourself with money?

There’s a lot of different criteria that could go into your answer. If you really think hard about it and try to answer honestly, it might take some time to come to a conclusion. If we’re honest with ourselves, most of us have weaknesses when it comes to money management.

Getting into the real estate business can be a daunting thought. Not becasue you dont have the passion or mindset to be great...it's mostly due to lack of experience (especially when negotiating deals).  That is one of the main reasons that Turnkey real estate investing became so popular.

There aren’t that many people out there that can say that they truly, genuinely enjoy the process of a real estate negotiation. It’s tedious, there are all these concessions to make, back-and-forth, and it might not even pay off.

For the inexperienced real estate investor, negotiating your first deal can seem particulary intimidating.

Buying real estate is an exciting, frustrating, and potentially long process. For real estate investors, it’s also completely unavoidable.

We have to do it! If that’s the case, we might as well get good at it. There’s no use in fumbling our way through the process every time.

There’s also a ton of advice out there when it comes to buying properties. It can get very specific, especially when it comes to the financing!
