That said, it’s worth sitting down with your advisor to talk through real estate investing. Not all financial advisors are well-versed, and if yours has limited experience with investment properties in particular, you could walk away with the wrong idea.

The honest answer: there isn't one — if you're working with the right partner and you understand what passive investing actually involves.

For prospective homebuyers, the news is mixed. More inventory and motivated sellers are nice, but high mortgage rates (back above 6%) and economic uncertainty are keeping many of them on the sidelines. For passive real estate investors, though, this is a different story entirely.

A buyer's market doesn't just benefit people shopping for a primary residence but reshapes the acquisition landscape for investors. If you know where to look, that creates real opportunity.

2024 seems like it will break out of some of the downward real estate trends we’ve seen due to rising interest rates and inflation. While it’s unlikely we’ll see a break-out year for real estate, signs indicate that conditions will warm up to buyers over the next few years.

After all, real estate is a hedge against inflation! However, it’s not enough to grow your wealth through equity and appreciation.
