I have to admit, I was completely new to the term "extend and pretend" when I first heard it a couple of weeks back.  The investment real estate market, especially here in Memphis, TN. has been helped along by this strategy but also hampered by it. I was reading an article in my local newspaper and was shocked at what I read.  I was so dumbfounded after reading the article that I had to do some research on it before commenting here.

Less than three months after new rules for home appraisers kicked in, the real estate industry is in uproar.

Realtors, homebuilders, mortgage brokers and the appraisal industry itself all agree the rules are causing problems. Some are backing a bill in Congress to kill them.

While none of us expects changes in the national housing market over the next few years in terms of major appreciation, there will be some localized, smaller market cities that fare better than others.  National and international Real estate investors are lining up to see what the numbers have in store for real estate investor friendly markets like Memphis, TN.

The Mid-South Real Estate Investors Association or MSREIA for short was founded back in 2002 by Kent Clothier, Sr.  Kent wanted a way for individuals, interested in how to invest in Memphis real estate, to network about an ever changing Memphis real estate investment market.  Typical, real estate investors are bombarded with every new strategy and sales pitch from all the supposed traveling experts at REIA's.

Great article quoting Andrew Waite, Editor and Publisher of Personal Real Estate Investor Magazine, on the intricacies of investing in residential real estate and why most of Wall Street is missing out.  Often times, Wall Street wants to mold and package Real Estate Investing into a nice, neat and tidy package and analyze it as a stock or commodity.  Real Estate is both more complex and at the same time much simpler to understand.  You just have to know what it is your looking for!
