Clear Capital reports in the latest Home Data Index that five of the ten top markets for real estate performance are set to improve even more in the second half of 2011.  Even if the gains are modest as Clear Capitol reports, this continues to point to an improved real estate market on the local level.  Memphis was named as one of the top 10 performing markets and according to Clear capitol has had a fantastic first half of the year.

Home price stability seen for Memphis!

Memphis will be among the best areas in the nation this year for stable home prices, according to SmartMoney.com.

The article, based on data from Moody's Economy.com, projects that home prices in Memphis will rise .99 percent in 2010.

That would be second only to Tacoma, Wash., (2.44 percent) and ahead of Pittsburgh (.89 percent), Charleston, S.C. (.18 percent) and Seattle (a decline of .5 percent).

Much of the credit for the healthy Memphis forecast goes to the city's major employer, FedEx, the article states.

The transportation industry is among the first sectors to rebound as the economy regains strength, the article states.

Will Federal assistance help Memphis real estate investing?

I found a great article from RISMEDIA on line detailing how the tax credits work and thought I would share it with everyone while also giving my take on how the tax credit can help investors.  I have been asked several times over the last couple of weeks if the tax credits would help with the Memphis investment real estate market.  I think it can if investors are smart with how they try to utilize it.  Whether selling an existing property to a tenant or purchasing a new property for fix n flip, investors need to be realistic with how much play they will actually get from the program.
