When we think about what causes problems for your portfolio, we don't think about the housing market slowing or slight increases in interest rates. However, when we look for evidence of good markets to invest in, we do think about what we're seeing in Dallas. At Memphis Invest, we take the investment markets we choose very seriously.

When they say everything’s bigger in Texas, they really aren’t kidding. Just to give you a real glimpse into the size of the Dallas-Fort Worth metroplex, let us give you some quick comparisons. The metroplex itself encompasses 9,286 square miles, making it larger than both Rhode Island and Connecticut combined. It includes 13 Texas counties and boasts a population of roughly 7.4 million as of the 2017 census estimate.

While Houston was the market in Texas that garnered the most attention in recent years for being the hottest market around, it wasn’t the only star of the show in the Lone Star state—not by far! Texas has been home to several real estate champions: Houston, Austin, and, you guessed it: Dallas.

All three cities rank in the top five real estate markets in the nation, and Dallas actually ranks ninth in the world for investments. It’s not just a seller’s market, it’s a landlord’s market, and many real estate professionals are calling DFW one of the hottest real estate markets seen in decades.

Naturally, that’s not the full story. There are a lot of questions left unanswered about Dallas’s real estate market. How big was the impact of the oil crash? What’s the economic landscape like? Where’s the trajectory headed? What’s the long-term outlook for investors? Are rapidly increasing property prices creating a bubble?

What is the best course of action for investors who want to strike on Dallas real estate?

Things are cooking in Dallas-Ft. Worth! For all of the fears surrounding the Texas real estate market in 2016 due to the flagging energy sector, real estate has refused to flinch. Overall, the success seen in Dallas real estate has been nothing short of astounding—but not without its lingering questions, concerns, and pain points.

Big news for Dallas. While Houston has been in the spotlight for the past few years, it’s Dallas-Ft. Worth that’s on everyone’s radar for 2016!

DFW landed on Zillow’s Top Ten Hottest Housing Markets for 2016 list, and came in third: only behind Denver and Seattle. Dallas isn’t just highly regarded by Zillow: Dallas ranked fourth hottest market by Realtor.com in December, up from it’s fifth place spot the previous month.

Houston has been the top dog in real estate investing for awhile now...but could that title be usurped by its sister Texas city, Dallas? Signs are pointing to big things for Dallas real estate and real estate investors are taking note. A survey of 1,500 real estate professionals said they wouldn’t be as likely to put their money in those big cities that are slowly losing their luster—New York City, San Francisco, and the like. No, the survey ranked the Dallas-Fort Worth area number one overall, and just second for investors.

So what’s making Dallas real estate so hot? As one of the strongest markets out there right now, it’s important for investors to understand the why. 

As we move on towards September and anticipate cooler weather, let’s take the chance to reflect on the temperature of the real estate markets that we’ve chosen to invest in. We’ve already covered Memphis and Houston, and now our attention turns to Dallas!

Similar to Houston, Dallas’ economy is affected by the state of the oil industry and, despite some recent lows, it hasn’t done much in the way of slowing Dallas real estate down.

Like its sister city Houston, all signs inDallas are pointing to a great year in real estate. While the Dallas-Fort Worth boom has attracted a little less attention than Houston’s, it’s no less significant. They both felt softer effects from the recession and, now that the economy is picking back up, are at the forefront of recovering markets.

When we as real estate investors turn our eyes to a new region to invest in, it’s important for us to investigate the area. After all, we’re putting a lot of time, energy and capital towards real estate investing — shouldn’t we know what we’re getting into?

The Dallas-Fort Worth area of the Lone Star state is in the running as one of the best real estate markets in the country for 2015. Dallas-Fort Worth, along with sister cities Houston and Austin, were highlighted in the Emerging Trends in Real Estate report by the Urban Land Institute and PriceWaterhouseCoopers for their strong real estate fundamentals that set investors up for an excellent year.
