What Your Financial Advisor Might Not Know About Real Estate

By Chris Clothier on Thu, May 28, 2026

If you have a financial advisor, you’re already ahead of the curve. Having someone in your corner to help you plan for retirement, manage your portfolio, and think through big financial decisions is a big advantage, and we’d never suggest otherwise.

That said, it’s worth sitting down with your advisor to talk through real estate investing. Not all financial advisors are well-versed, and if yours has limited experience with investment properties in particular, you could walk away with the wrong idea.

That’s no knock on advisors; it’s just the reality of a specialized field. Keep these things in mind as you talk to or select your financial advisor:

What Truly Passive Real Estate Investing Looks Like in Practice

By Chris Clothier on Thu, Apr 16, 2026

You've heard the pitch: earn passive income through real estate without the headaches of being a landlord!

It sounds almost too good to be true. So what's the catch?

The honest answer: there isn't one — if you're working with the right partner and you understand what passive investing actually involves.

The problem is that "passive" gets thrown around loosely in real estate circles. People assume it means zero involvement, zero decisions, and zero responsibility. That's not quite reality. But done right, turnkey real estate investing comes remarkably close.

The Housing Market Just Shifted in Your Favor (Here’s How to Use It)

By Chris Clothier on Thu, Mar 19, 2026

The headlines are hard to ignore: according to a January 2026 Redfin report, there were a record 47% more home sellers than buyers in the U.S. housing market in December 2025—the largest gap since Redfin began tracking this data in 2013.

Nationally, home prices crept up just 0.1% year-over-year, the slowest growth since June 2023.

For prospective homebuyers, the news is mixed. More inventory and motivated sellers are nice, but high mortgage rates (back above 6%) and economic uncertainty are keeping many of them on the sidelines. For passive real estate investors, though, this is a different story entirely.

A buyer's market doesn't just benefit people shopping for a primary residence but reshapes the acquisition landscape for investors. If you know where to look, that creates real opportunity.

8 Tactics for Improving Resident Retention in Your SFRs

By Chris Clothier on Thu, May 9, 2024

Resident retention is the investor’s best avenue to reliable cash flow. Vacancies cost money – costs for lost rental income, preparing for the next resident, and marketing the property, to name a few! As a real estate investor, one of your top priorities – regardless of your strategy – is to keep good residents for the long haul.

But how do we do that? What do retention rates mean? How are they calculated? Keep reading to find out more!

How Retention Rates Work

We can talk about metrics all day, but they’re useless if we don’t understand how to calculate and interpret the data! Generally speaking, your rental property retention rate is calculated by dividing the number of residents (or renter households) that moved out during a twelve-month period by the total number of residents/households you had over that same period. Then, multiply that result by 100.
